1. Definitions

In these Terms & Conditions:

• "Service" refers to the residential boarding house services provided by jaideeilas at 16/2 U Thong Road, Tha Wasu, Phra Nakhon Si Ayutthaya, Ayutthaya 13000, Thailand
• "User" refers to any person who accesses our website or makes an enquiry
• "Resident" refers to any person who takes up accommodation at jaideeilas
• "We / Us / Our" refers to jaideeilas
• "Agreement" refers to these Terms & Conditions, together with any residential placement agreement entered into separately

2. Acceptance of Terms

By using our website or submitting an enquiry, you agree to be bound by these Terms & Conditions. If you do not agree, please do not use the website or submit personal data through it. Users must be 18 years of age or older, or acting as an authorised representative of an elderly individual.

3. Description of Service

jaideeilas provides non-medical residential boarding house accommodation for elderly individuals in Ayutthaya, Thailand. Services include accommodation, meals, housekeeping, laundry, and a cultural programme, as detailed in our residential room descriptions. We do not provide medical, clinical, or nursing care.

Services are available to residents based in Thailand and to international families seeking residential care for elderly relatives. Availability is subject to capacity at the time of enquiry.

4. Residential Placement

• Residential placement requires a separate written agreement between jaideeilas and the resident or their authorised representative
• A viewing visit is strongly encouraged prior to placement
• Placement is subject to the suitability assessment of jaideeilas staff, and we reserve the right to decline placement where our non-medical service is not appropriate for an individual's needs
• Monthly fees are due in advance and cover the services specified in the room package

5. User Responsibilities

• Users must provide accurate and truthful information when completing enquiry forms
• Families are responsible for disclosing any relevant health or care needs that may affect a resident's suitability for non-medical residential accommodation
• Residents and their families must treat jaideeilas staff with respect and courtesy
• Behaviour that is disruptive to the household or harmful to other residents may result in termination of the residential arrangement

6. Intellectual Property

All content on the jaideeilas website — including text, design, images, and structure — is the property of jaideeilas and may not be reproduced, modified, or distributed without our written consent. You may view and print pages for personal, non-commercial use.

7. Payment Terms

• Monthly residential fees are quoted in Thai Baht (฿) and are payable in advance
• Payment methods are agreed upon at the time of placement
• Cancellation and refund terms are detailed in the individual residential agreement
• jaideeilas reserves the right to adjust monthly rates with reasonable notice, as specified in the residential agreement

8. Service Terms Specific to Residential Boarding

• jaideeilas is a non-medical facility. Medical care and clinical supervision are not provided
• Residents requiring ongoing medical supervision must have suitable medical arrangements in place independently
• Cultural activities and outings are offered on a voluntary basis and are not guaranteed to take place on specific dates
• Room allocation is subject to availability at the time of placement

9. Disclaimers

The website and services are provided on an "as is" basis. While we take every care to provide accurate information on our website, we cannot guarantee that all content is free from errors or up to date at all times.

We do not make any claims as to specific outcomes for residents. Residential outcomes vary between individuals and are influenced by many factors outside our control.

10. Limitation of Liability

To the extent permitted by Thai law, jaideeilas's liability in connection with the services provided is limited to the value of the residential fees paid in the month in which any issue arose. We are not liable for indirect, incidental, or consequential damages arising from the use of our website or services.

11. Termination

Either party may terminate the residential arrangement in accordance with the terms of the individual residential agreement. jaideeilas may terminate a placement immediately where:

• A resident's care needs exceed the non-medical scope of our services
• A resident or their representative has provided false or misleading information
• The safety or wellbeing of other residents or staff is at risk

12. Governing Law and Dispute Resolution

These Terms & Conditions are governed by the laws of the Kingdom of Thailand. Any disputes arising from these terms or from the services provided by jaideeilas shall be subject to the jurisdiction of the courts of Phra Nakhon Si Ayutthaya province.

In the first instance, we encourage parties to seek resolution through direct discussion. Formal proceedings should be a last resort.

13. Changes to These Terms

We may update these Terms & Conditions from time to time. The most current version will always be available on this page. Continued use of our website following any revision constitutes acceptance of the updated terms.
